What we look for in a site
Footfall is only the start. A restaurant succeeds or fails on a dozen quieter details — most of them visible before heads of terms are ever drafted.
Adjacency beats volume
Ten thousand people walking past a unit matters less than who they are walking to. We look for established food and beverage adjacency — schemes where dining is already a reason to visit, not an afterthought between shops.
The practical constraints decide more deals than the rent
Kitchen extraction capability, or a realistic route to install it. Servicing access. Planning use class — existing A3/E use or an achievable change. These unglamorous details are where deals genuinely live or die, and we check them first, not last.
Total occupancy cost against realistic covers
We model rent, service charge, rates and utilities against covers we believe — not covers we hope for. If the numbers only work on the best week of the year, they don't work.
